Situated half way between Roswell and Artesia, the subject property is a 4.62 acre lot located along Choctaw Road just west of US Highway 285. It has paved road access, power at the lot line and underground utilities providing hi-speed internet and phone service throughout the region.

The subject property is not part of a formal subdivision. Because of this, there are no recorded covenants, no Home Owner's Assocation governing the land and no annual HOA dues.

The zoning for this region is defined as A-R or Agriculture-Residential. This means that Single Family Residences are accpetable here as well as the raising of livestock. Additionally, the Chaves County Planning & Zoning Department did confess that because this property is farther removed from Roswell proper, ordinances here tend to be more relaxed (read: unenforced). Also in regards zoning, this area seems to include large farms, agricultural businesses and quaint single family homes as well as mobile and modular homes. Per the county, RV living is acceptable here but only for up to two weeks or with a building permit. In short, this is the one thing they seem to explicitly forbid as a permanent residence.

The subject property has fencing along its western and northern boundaries seperating the land from the neighboring lots. In addition, the eastern boundary is marked by a utility easement and a number of power poles which make obvious the dividing line between this property and its neighbor to the east. Because of this, anyone purchasing this lot will likely not have to incur expensive survey costs.

Along the northern portion of the land is what remains of the foundation of a home burned or destroyed many years back. In addition, there are pipes jutting out from the ground, which likely serviced this home at one time (see photos in the gallery at the bottom of this page). We've been advised that these pipes are likely no deeper than a few feet and were probably placed for "plumbing ventilation." Whether they were or were not, we want it to be clear to our buyers that these pipes are not connected to any functioning well or septic system and are, in our estimation, of no additional value to the land.
