Summary. This choice property is on one of the best stretches of water on the entire upper Colorado River. Just about 8 miles below Lake Ivie, the water is relatively clean and clear, and the water flow is nearly constant. There are 2 big water holes with a small set of rapids in between.

History. There is a spot on the river where it is very easy to cross over to the other side of the river. Some of the locals call it Military Crossing.

Location. The south side of the ranch has paved frontage on FM 503 The entire northern boundary is the river. Estimated river frontage is almost a mile, over 4,800 feet.

Terrain. The land surface varies from level to elevated with views. There are ravines and a ridgeline south of the river. Total elevation change is 90 feet. It has generally fairly heavy woody plant cover, predominantly mesquite, whitebrush, some live oaks, and some elms and a few pecans along the river.

Comments. This is a very nice recreational property, a great place to bring the family. It is in a very quiet area, the road has very little traffic and the neighbors are not close by. It is about 30 minutes from Brady, an hour east of San Angelo, and 3 hours west of Austin.
