This great stock and grain producing property is approximately 100kms from the business hub of Goondiwindi on the QLD / NSW Border. "Buckhaven" is situated between Bungunya and Westmar.
This property is nearly 50/50 status with grazing and farming, and is a holding of some considerable scale - 4,291.69 Hectares (10605 acres).
HOMESTEAD
Improvements include a 4 bedroom, 2 bathroom brick homestead with all modern facilities. It has 5KVA of solar panels, some air conditioning and a brick meat house. The house yard is fully fenced with well established lawns and scrubs.
IMPROVEMENTS
There are assorted machinery sheds, a workshop with 3 phase power, open hay shed, 3 x 100tn conical based silos, 2 x 50tn conical based sealed silos.
The cattle yards are only 2 years old. They are steel with crush, loading ramp and a covered working race and calf branding cradle and race. There are permanent working yards and a pound with a raised platform behind the covered working area. All other folding yards are steel portable panels and gates. Water is available for the yards and for a sprinkler system to keep dust down to a minimum.
WATER
Water supply on this property is very good. There are 12 large dams that are all full and most have been desilted in the last couple of years. There is also a bore scheme that feeds 2 large concrete tanks and troughs. One on the Eaglebar block and one at the house.
CULTIVATION
The farming portion of Buckhaven is approximately 1947 Ha (4810 acres). This country ranges from a red loam to a dark chocolate loam. Timber that was on this country was Brigalow, Belah, Wilga and Box. A variety of grain crops have been grown here in the past, including wheat, barley, chickpeas and sorghum, as well as oats and forage sorghum.
GRAZING
Grazing country comprises approximately 2347Ha (5800 acres). This area has buffel grass as well as native pastures. Some of this country that had been pulled and raked has regrowth Brigalow on it that is still manageable. The farming country lifts the stocking capacity dramatically, especially in the winter.
STOCK
Cattle have been run here by the current owners since 1979 with a great deal of success. The cows have always been mud fat even in the toughest of dry times, as has been the case over the last couple of years. In a normal season, the present owner runs between 600 to 800 cows. They also bring in their young cattle from other properties and finish them off here ready for market.
FENCING
The fencing at Buckhaven is good and very stock proof. Some of the boundary fence is new exclusion fencing.
REMARKS:
To use the words of the current owner, Buckhaven is a really good cattle producing property that can grow successful crops as well. It has proven itself time and time again over the last 40 years. The price that we are asking leaves enough in it for the new owner to do a bit more to the property and add to the value over the next few years. A PMAV is locked in on this property.
