A high-quality benchmarked grazing enterprise on Dubbos doorstep. Under current management the property is operated for breeding and fattening of both sheep and cattle. The Property does have a true mixed farm ability with cropping having been undertaken in the past.
Gilgai Farms spans an area of 2,183 hectares, with the majority sown down to perennial pastures, and a non-seasonal average rainfall of 615* millimetres that underpin a carrying capacity of 13,500 DSE.
Pastures comprise a mixture of native and improved perennial and annual grasses combined with sub-clover, clovers, trefoil and lucerne. The non-seasonal rainfall allows pastures to contain sub-tropical species, bambatsi, purple Pidgeon grass, premier digit grass, warrego summer grass and box grass. Clovers also include arrow-leaf and Haifa white. The outcome is that in a normal season a balanced sward suitable for sheep and cattle can be achieved almost all year round.
Stock-water is a feature of the Property, with a combination of 77* dams, a reticulated water system supplied from a bore yielding 3,150*litres per hour, and pumping stations on five large dams that total 90 megalitres of storage. Buffer security for the system is supported by nine 22,500 litre poly tanks. All paddocks have a stock water source.
An extensive laneway system and quality internal fencing assists in management of stock for a low-stress grazing enterprise.
Excellent livestock handling facilities are located at the centre of the property with satellite facilities reducing the need for stock travel. Facilities include, a four-stand shearing shed complete with lunchroom, shower, and toilet, 800 adult sheep held undercover, adjoining steel sheep yards, 2,500 head working capacity. Cattle yards are steel panel yards with bugle force and race, and covered work area. Support facilities include machinery shed and workshop, and silos.
Two substantial homesteads and a cottage provide accommodation options. Homestead one located near the major infrastructure is a circa 1950 executive double-story brick veneer comprising five bedrooms, 2 1/2 bathrooms, office, open plan kitchen, family room and formal dining room. Extensively renovated in 2004. The second is a circa 1900 double brick and brick veneer comprising four bedrooms, 2 1/2 bathrooms, high ceilings and renovated in 2007. A new veranda with composite decking was built in 2019.
Gilgai Farms is listed for sale at $11,900,000.
